How to read this budget

Home prices use the same approximate sizes and S$2,800 psf reference as the price guide. We assume valuation equals price; stamp duties use the higher of price or market value.

The downpayment is the part of the price outside the assumed loan. Cash and CPF eligibility, minimum cash requirements and payment timing need a separate assessment. The mortgage is a fully drawn, monthly amortising loan; payments during construction follow staged drawdowns.

How the estimate works

The estimated purchase price compounds by your selected rate each year, starting from purchase. The annual rate stays constant in this illustration; actual prices can rise or fall.

The value change is resale value minus purchase price. Stamp duties, loan interest, upkeep and selling fees are excluded. Your loan balance and any CPF refund affect the proceeds available on sale. The purchase budget above shows acquisition duties separately.
